Dublin sites with planning for 163 homes on the market for a combined €28m

On behalf of Marlet, Savills Ireland has today, 11 July 2018, launched the sale of two residential sites in Mount Merrion and Kinsaley, Co Dublin, both of which have full planning permission.

The Mount Merrion site is located adjacent to Oatlands College and benefits from full planning permission for 63 residential units comprising nine 3 to 5-bedroom houses, twenty-four 2 and 3-bedroom duplex units and thirty-one, two and three bedroom apartments. As such, the development will provide the market with a good mix of unit types in an area that has witnessed unprecedented growth in recent years.

Mount Merrion is one of the most sought-after locations in Dublin being only 6km south of Dublin City and within walking distance to Stillorgan, Blackrock and Dundrum. This opportunity is well located close to N11 QBC, LUAS Green Line, Stillorgan Shopping Centre and many schools/universities.

The agents are seeking offers in excess of €13m.

The Kinsaley lands comprise a significant land holding extending to approximately 6.50 ha (16.06 acres). The lands benefit from a mature and private setting and form the grounds of Kinsaley House, an extensive period dwelling.

The lands benefit from full planning permission for 100 housing units, comprising of predominantly 3 and 4-bedroom semi-detached houses and also the refurbishment of Kinsaley House. As such the scheme will provide for good sized family homes which are in high demand at present and in an area that has witnessed a good level of new home sales in recent years.

Kinsaley is a highly sought after residential village, situated approximately 13 km north east of Dublin City Centre. Kinsaley is easily accessed with Dublin Bus routes serving the village while train services are available at Malahide & Portmarnock DART stations which are a short drive away. Furthermore, the M1, M50 and airport are all within close proximity.

Offers are sought in excess of €15m for the Kinsaley asset.

John Swarbrigg, Divisional Director of Development, Agency & Consultancy at Savills Ireland comments: “We believe the properties excellent locations coupled with favourable granted planning permissions and the strong demand for housing in the current market will likely generate a significant interest from national and international developers. Furthermore, the granted schemes are exactly what the market requires in their respective locations.”

The properties are being marketed separately via a private treaty process however the agents insisted this would not rule out the possibility of selling both assets in one Lot.
