Charleville Park Hotel on the Market for €3.75m

Charleville Park Hotel, the only hotel in the North Cork town of Charleville, is for sale. Property consultants Savills has been instructed to market the property with an asking price of €3.75m.

The 4 star hotel opened in 2008 and comprises 91 bedrooms, two bars, restaurant, conference and banqueting facilities, leisure centre and nightclub.

Its large ballroom, with a capacity for 800 guests, is a popular venue for weddings and occasions. The leisure centre, which opened in 2009, includes a 25 metre swimming pool and has approx.1,300 members. It is situated on a high profile site of approx. 5.7 acres fronting the N20 Cork / Limerick Road.

Denis O’Donoghue of Savills said, “This hotel is in excellent condition and has a good mix of leisure and corporate business. It is trading profitably and is well positioned to capitalise on the strong  recovery being experienced in the hotel sector at present.”

The town of Charleville has good transport infrastructure with easy access to both Cork and Shannon airports in addition to a regular train service on the Dublin-Cork line. It is also home to one of the country’s largest agricultural shows, held at the end of June. Leisure attractions include Ballyhoura Trail Centre, Ireland’s largest purpose built mountain bike trail centre and the 18 hole Charleville Golf Club. Dunne Stores, Supervalu, Lidl and Aldi are all represented in the Town.

Being the only hotel in Charleville, trade is driven by the town and the large surrounding rural catchment including in towns such as Buttevant, Killmallock and Mitchelstown.

The hotel market in Cork city grew considerably in 2013 with RevPAR growth of almost 10%, while Limerick city experienced RevPAR growth of 6.5% according to Trending.ie. BDL Ireland has successfully managed the hotel since May 2012 and the strong hotel trade is not impacted by the sale. The property is available free from the management agreement, if required.
